New development plans submitted for 655 Yampa St.
STEAMBOAT SPRINGS — A real estate development company has submitted a new set of plans for a mixed-used development that would bring new commercial spaces and residences along the Yampa River in downtown Steamboat Springs.
Renderings for the project at 655 Yampa St. show room in the development for a ground-level restaurant with a deck along the Yampa River, as well as another commercial space.
The development proposal would also allow the city to develop a new pedestrian bridge across the Yampa River at the site.
Four residences will be built above the commercial spaces.
SWED Property, LLC is pursuing the development.
City Planner Bob Keenan said no public hearings are scheduled yet.
The developers are seeking a variance from city codes to have the building closer to the sidewalk.
In their application, the developers note other buildings on Yampa Street have similar front setbacks to the one they are proposing.
The new building will also tie into the promenade that was recently constructed on Yampa.
“The landscape plan proposes to front the building with a sidewalk with street trees and sitting benches closer to the street side of the promenade,” the applicants wrote in their proposal.
The building will be 2.5 stories tall.
