Local experts begin hosting Real Estate Apres Ski

This is the third consecutive winter the Detroit couple has been coming to Steamboat Springs on vacation, and they are ready to own a home here.

“Since we first visited, we were both enchanted with Steamboat,” said Seyfried, a 48-year-old retired cop.

Chavez, who is 46 and still working in Detroit, was born in Denver and still calls Colorado her home.

“I’ll be back here,” she said.

With that in mind, the couple spent apres ski last Wednesday evening at the Ptarmigan Inn, where Buyer’s Resource has started hosting a weekly real estate reception.

“We wanted to be educated buyers,” Chavez said.

Real Estate Apres Ski is being held every Wednesday during the ski season from 5:45 to 6:45 p.m., except this week, when it will be held Thursday. Representatives from Homebuyers Mortgage, Complete Home Inspection Services and Stewart Title of Steamboat Springs have partnered with Buyer’s Resource in putting on the receptions. Mountain Resorts president Steve Frasier and Mark Walker with Resort Group also have been available to answer questions about management companies and homeowners associations.

Buyer’s Resource owner Doug Labor said the idea behind hosting weekly informational real estate receptions goes back to 1999, when he developed the business plan for his real estate company.

“I thought it would be a good opportunity for people who are buying here or considering it to get some education,” Labor said.

An informal wine and cheese reception is held before a presentation by Labor and brokers Susan Phillips and Ulrich Salzgeber.

To start the presentation, Salzgeber gave a brief introduction about Steamboat that included information about the $18 million spent to improve the Yampa Valley Regional Airport, in addition to the numerous other public improvement projects in the works.

“This is a town that invests in itself,” Salzgeber said.

Salzgeber also emphasized the significance of Intrawest’s $265 million March purchase of Steamboat Ski Area, as well as the $53.9 million purchase of Thunderhead Lodge and Ski Time Square by Cafritz Investments.

“Companies like Cafritz and Intrawest don’t come into an area unless there is some promise to it,” Salzgeber said. “As you can see, there is a lot of energy here.”

Labor began his presentation with a warning: While some people find data boring, he is a man of numbers and a big fan of graphs to illustrate information. Labor serves as the statistician for the Steamboat Springs Board of Realtors, and said he spends a good deal of time analyzing the numbers to evaluate the local real estate market.

Labor’s presentation focused in part on the reasons the demand for real estate is so high in resort communities such as Steamboat. He specifically mentioned baby boomers as contributing to the high demand. As they reach retirement age, they are purchasing vacation properties as well as primary homes in resort communities, Labor said. That demand is not expected to peak until at least 2013.

Labor also discussed the average home prices in Steamboat compared to other resort locations.

“When you compare our prices to other resort areas, you can see we’re reasonably priced,” Labor said.

Chavez said the information presented in the charts and graphs was useful. While looking through a buyer’s guide that Labor produces, she said she was anxious to learn more.

“I’ll probably go home and read this entire book,” Chavez said. “Unless you look at the numbers, it’s silly to throw your money out there.”

Chavez said there was one other point during the presentation that really caught her attention. That was when Salzgeber gave an overview of the various developments in Steamboat that he said would help shape the community during the next two decades.

Chavez said she and her partner have mixed feelings about all the money that is being invested in Steamboat and how it likely would change the community in some way.

“He said, ‘God, there is a lot of development going on,’ and I said, ‘Is that a good thing?” Chavez said.
