Work at Boulder Ridge begins

Local developers Jon Peddie and David Josfan confirmed this week they have begun moving dirt at Boulder Ridge, a new residential estate subdivision representing the final phase of the larger Mountain View Estates subdivision.

Boulder Ridge will comprise 18 home sites situated roughly between Fish Creek Falls Road to the north and The Sanctuary to the south. The subdivision is in the city limits. Access is from Fish Creek Falls Road just east of Stone Ridge Court.

Company literature shows that the lots will range in size from 0.41 to 1.14 acres and vary in price from $975,000 to $2.395 million.

The developers purchased the land for $10 million from the John and Robert Hamilton Trust on March 31. The official name of the development entity is Santa Fe Trail LLC. Peddie and Josfan worked with city planning to replat the parcel to allow for more pragmatic grading.

Peddie and Josfan have 20 years of development experience in Steamboat Springs and in California. They hope to complete the subdivision work by this fall.

Main Street at the Mountain

Gerry Engle, founding principle of The Atira Group, was in Steamboat in late May to meet with the Urban Renewal Authority Advisory Committee and talk about the mix of commercial development he would recommend at the redeveloped ski base.

The Atira Group is working on the redevelopment of Thunderhead Lodge and Ski Time Square as well as building Edgemont on the south side of the ski slopes.

The minutes of the May 23 meeting show that Engle used his experience in other resort areas to describe the differences between retail on the mountain and downtown retail.

In general terms, Engle told the group he believed “Main Street on the mountain” should be anchored with destination restaurants and with infill neighborhood retail shops. That strategy should ensure good ski area business activity while reducing direct competition between businesses in Steamboat’s historic downtown and the base of the ski area, he told his audience.
