Steamboat base area condo project re-enters city planning process with new design

STEAMBOAT SPRINGS — A base-area condominium project that would overlook Ski Time Square is back in the city planning process with its third design iteration in less than two years.

The Crawford at Burgess Creek, a five-unit development across the street from the Storm Watch condos, has been redesigned with some taller buildings and three-car garages.

The latest proposal includes the taller five-story buildings in the center of the development.

"The property is severely challenged based on steep topography and lack of legal access to Ski Time Square Drive,” said Tom Jarmon, of Eric Smith Associates architecture and planning. "The applicant has creatively maximized reasonable density through creative site design that introduced community benefits including a public pedestrian route that will someday connect from Burgess Creek Road to the base area."

Jarmon also noted the design will allow for better turning movements for residents leaving the nearby Storm Watch development.

The Crawford development has been somewhat controversial since it entered city planning in the conceptual phase back in July 2016.

Council's endorsement of the first iteration of the project, which included 14 units and 45,000 square feet of residential space, came despite concerns from neighbors about the building's height and its potential to cast a shadow on a narrow road and create more ice.

Neighbors were also concerned about the lack of retail and commercial spaces in a development so close to Ski Time Square.

A majority of the council did not feel these concerns merited not approving the project.

City officials noted that though the condo project could be denser and include commercial spaces, its topography up several stories from other shopping in the base area below doesn't make it an ideal spot for it.

Then the plan was scaled down in the winter of 2017 to five units.

City planners are currently reviewing the final design for the project.
