South Routt home sale hits $3.9M in April

Steamboat Springs — Stan Urban, of Land Title Guarantee Co., reported June 1 that the highest price paid for property in Routt County in April was the $3.9 million sale of a new home on Routt County Road 29 not far from Oak Creek.
The 5,455-square-foot home is on 760 acres of land. The price per square foot was $715.
However, the $2.1 million sale of a four-bedroom condominium at One Steamboat Place topped the South Routt home in the per-square-foot derby at just more than $781.
Urban reported that despite those big sales, dollar volume in April was down 3.2 percent year-over-year to $31.4 million at the same time that transaction volume was up 25 percent over April 2011 to 90 properties sold.
Urban's research shows that the combined South Routt markets of Oak Creek/Phippsburg, the rural areas and Stagecoach were fairly active in April with the snow in full retreat. They combined for 19 sales, 12 in Oak Creek, for $9.2 million in volume.
