Residential project planned for Wildhorse Meadows

Real Capital Solutions is seeking a final development plan for a residential project in front of Trailhead Lodge in Wildhorse Meadows.

— Wildhorse Meadows soon could see some new residential development after spending years in dormancy.

A section of the original development that went through the city of Steamboat Springs' planning process was sold to Front Range-based Real Capital Solutions in 2012. Now, Real Capital Solutions has plans to develop duplexes and triplexes along a strip of that land in front of Trailhead Lodge.

The Steamboat Springs Planning Commission will review a final development plan for the project at its Thursday meeting.

According to Steamboat Springs Planning Department documents, the original plan that the city approved in 2006 called for as many as 24 units with a mix of duplexes and triplexes at this location.

Real Capital Solution's plan calls for the same mix but with 17 units and the option to reduce that number to 14. Six total buildings are proposed, meaning there could be as few as two triplexes or as many as five with the rest of the units supplied through duplexes. Planning documents show that the units are planned for whole ownership.

The lot where the development is slated for is 1.78 acres that would be accessed by Bangtail Way. The majority of the infrastructure for the project was completed by the original developers, according to city documents.

The new plan calls for the project to be built in one phase.

After a final development plan is approved, it would be vested for three years with an administrative option for another two years. All building permits for the project would need to be pulled during that three-year window.

Garrett Simon, of Merriwether Co., is listed as the contact for the application. Merriwether Co. and Simon are involved with the Edgemont development. Simon was not able to be reached for this article.

Elevation drawings for the project show a mix of wood and stone buildings with some corrugated metal siding and roofing. Duplex drawings show one unit having a two-car garage.

Real Capital Solutions also owns a little more than 15 additional acres in the Wildhorse Meadows area.
