Alpine Mountain Ranch & Club’s new ties to  One Steamboat Place

The owners of Alpine Mountain Ranch & Club in Steamboat Springs  have purchased The Summit Club at One Steamboat Place, allowing owners at Alpine Mountain Ranch to join owners at One Steamboat Place in the enjoyment of amenities and slope-side services including ski valets, private lockers, dining and rinks, fitness center spa and pools at the newly branded facility.

Owners of condominiums at One Steamboat Place will enjoy the same access and privileges as before at The Summit Club. Moving forward, buying one of the five-acre homesites at the Alpine Mountain Ranch & Club includes an exclusive option to join Alpine Mountain Summit Club.

Alpine Mountain Ranch is a 1,200-acre ranch community five minutes from Steamboat Ski Resort.

“The addition of The Summit Club is a huge amenity for Alpine Mountain Ranch,” AMR Director of Development Bob Dapper said. “We are the only such development in the area that can offer owners a place on the mountain to drive up to, to valet, to store skis and equipment, change up, and hit the slopes.”

STEAMBOAT SPRINGS — The recent $3.4 million sale of a 2,688-square-foot condominium in One Steamboat Place at the edge of the ski trails is emblematic of the luxury market and the leading property at Steamboat Ski Area coming full circle.

Senior Sales Executive Todd Allsberry at One Steamboat Place’s in-house real estate office agreed the recent sale is a positive sign for the local real estate market.

“Maybe if we’re selling above $1,000 per square foot, it gives owners of other properties the confidence to ask for a little bit more,” Allsberry said. “I think we’re still a buyers’ market. And I’m starting to find that consumer confidence has come back.”

Allsberry confirmed the furnished three bedroom, three-and-a-half bath condo with two fireplaces, sold for $1,264 per square foot. The original sale of the then-unfurnished unit was $3.25 million, or $1,209 per square foot.

In 2009, One Steamboat Place closed on original sales as low as $856 per square foot and as high as $1,240.

As recently as Nov. 13, another large luxury condominium at One Steamboat Place, this time a 2,552-square-foot four-bedroom, four-bath home, sold for $2.18 million.

In April, Allsberry said One Steamboat Place saw a $3.5 million sale that to his knowledge is the largest Steamboat has ever seen on a per-square-foot basis.

He is quick to point out that the slopeside property affords homeowners 35,000 square feet of common space, which includes 24-hour fitness facilities, a newly remodeled game room and an impressive wine storage facility capable of storing 10,000 bottles, which is currently being increased in size.

A percentage of OSP condos are available in one-eighth ownership acquisitions, and that is a typical path to whole ownership Allsberry said. And that was the case with the buyer for this week’s $3.25 million condo.
