On the Market: Wilcox joins company as a broker associate

Matt Wilcox, a member of the National Association of Realtors and the Steamboat Springs Board of Realtors, has joined Colorado Group Realty as a broker associate.

Wilcox started his real estate career with Cornerstone Real Estate Company in Breckenridge before moving to Steamboat. Matt works with buyers and sellers and has an in-depth understanding of all phases of the real estate transaction process.

He is an active member of the Steamboat Springs Young Professionals Network, enjoys skiing, snowboarding, hiking, biking and traveling. He is a graduate of University of Colorado Boulder.

Edgemont home sells for $2.35M this summer

The developers of Edgemont announced Friday that they had closed the first sale under their 2011 summer pricing program, a $2.35 million, four-bedroom plus den resident with 4 1/2 baths.

Slopeside House comprises 2,758 square feet and offers some of the best views in the project. The buyer was Jerdanefield Holdings LLC.

Edgemont has now sold all but 14 of its original 39 luxury condominiums adjacent to the ski slopes.

The most recent sale means the largest remaining homes in Edgemont have been reduced to two. They include a three-bedroom plus den home overlooking the south valley and the Flat Tops priced at $2.25 million. There is also the Bunk House, priced at $3.45 million for a 3,642-square-foot, five-bedroom, 4.5-bath top-floor residence with large windows.

Prices at Edgemont begin at $650,000 for a one-bedroom, two-bath condominium. Asking prices for two-bedroom homes at just more than 1,400 square feet begin at $995,000.

Pitkin reports total dollar volume increase

Land Title Guarantee Co. of Pitkin County reports that total dollar volume increased 50 percent in June over the same month in 2010, rising to $173.54 million.

The $38.75 million sale of the Silvertree Hotel helped the cause. There was a $16 million sale of a residential unit in Snowmass Village.

Through June, dollar volume in Pitkin County was up 24 percent from the same period in 2010 to $709 million.

The Roaring Fork Valley real estate market has seen 36 bank-owned transaction through June.

The average single family sale price in Pitkin County this year is $4.8 million, up 10 percent from 2010. The median price is $3.1 million.

Aspen and Snowmass Village saw June sales of $82 million and $79.3 million respectively, but sales are slow in relatively working class Carbondale, amounting to $520,000 last month.
