Multifamily development earns approval from Steamboat City Council despite neighbors’ objections

Steamboat Springs — This city’s most substantial multifamily development in years was approved Tuesday night by the Steamboat Springs City Council despite some objections from neighbors living near the project.
City planning staff received a "substantial" amount of public feedback on a 10-unit building proposed to be built at the Chadwick Estate Villas site near the base of Steamboat Ski Area.
Neighbors focused their criticism on the building’s size, parking setup and potential problems with snow removal.
City Council members Walter Magill and Kenny Reisman said they drove Tuesday on the private Eagle Glen Drive, where the new building will be placed, and that they sympathized with neighbors' concerns that the road already was "tight" because of snow banks, but they concluded the potential problem could be fixed by contracting with a better snowplowing company.
"I get the concerns," Reisman said. "But on the other end of the spectrum is they have property rights here, and they are working within their bounds. It’s going to be big. It’s going to interfere with some views, but they’re working within what’s in the code."
The council voted, 5-1, to approve the project.
Sonja Macys said she was "struggling with the decision" and ultimately voted against it.
"Having been up there and driven it, it’s not practical," she said. "It’s going to create problems putting that many units in an area that already has problems with snow storage and parking. I think it’s too dense for a site that already has problems."
When it was analyzing the size of the building, Steamboat’s planning commission noted it was similar in size to The Atrium condominiums, which are directly adjacent to the proposed development.
The project earned approval from the planning commission last month.
Developer Garrett Simon recently told the Steamboat Today that he sees the 10-unit building as being an alternative to vertical townhome living. The units will be in the range of 2,000 to 3,000 square feet but will be on a single level, eliminating inefficiencies in multilevel floorplans, he said.
