More condos below $100,000 available in Steamboat

Beth Bishop, of the Olson Team at Prudential Steamboat Realty, has researched 13 condominiums at base of the Steamboat Ski Area currently listed for less than $100,000, a price point that didn’t exist five years ago.

They begin with a remodeled 565-square-foot one-bedroom Walton Village condo.

Walton Village, built in 1979, has been the common denominator for generations of single buyers who have put down roots in Steamboat. This home has extras like granite slab countertops, a fireplace and a new bathroom.



Fannie Mae’s HomePath Mortgage program makes it available for as low as 3 percent down for qualified buyers.

There’s also a newer and slightly larger Walton Village condo on the market — 1998 and 584 square feet — for $73,900.



There is a third Walton Village condo that is also a Fannie Mae HomePath opportunity on the market for $79,900.

Walton Village comes with amenities that never would be built in today’s entry level market, including a pool, hot tubs, large irrigated lawns and a sand volleyball court. Homeowners association dues are $673 quarterly.

Just across Whistler Road in Shadow Run, the sub $100,000 condos are a little larger and more expensive. There is a second story one-bedroom unit totaling 673 square feet on the market for $92,000. This project includes a mix of full-time residents and vacation owners who rent on a nightly basis. To meet the expectations of vacationers, Shadow Run also has an outdoor heated pool and a modern looking new hot tub facility.

Among the residential condos at the ski area base, this one has one of the most convenient connections to the gondola on the free-to-rider Steamboat Springs Transit bus.

For an 841-square-foot two-bedroom, two-bath garden level Shadow Run unit, the asking price jumps to $99,500. This home is offered as a short sale.

Owners may have pets at Shadow Run.

Just up Walton Creek Road from Shadow Run is a mid-70s era condo project in Powder Ridge. The top floor unit 27 is filled with sunshine and gleams with newer hardwood floors. The asking price is $99,900.
