Description of a tract of land located in the SE1/4NW1/4, of Section 15, T6N, R84W of the 6th P.M., Routt County, Colorado.
Beginning at a point on the north right-of-way line for Fish Creek Falls road from which the W1/4 corner of Section 15 bears S 80 degrees25’44” W 1783.61 feet; thence N 26degrees36’50” E 125.80 feet; thence N 18degrees23’07” W 88.26 feet; thence N 63degrees23’10” W 32.56 feet; thence S 77degrees 45’09” W 18.34 feet; thence N 03degrees17’10” E 669.64 feet; thence S 87degrees58’23” E 660.16 feet; thence S 02degrees24’07” W 909.78 feet to a point of curvature on the above said north Right-of-Way line for Fish Creek Falls Road from which a radius point bears S 04degrees45’49” W 1244.00 feet; thence along said north Right-of-Way line and along said curve to the left a distance of 225.40 feet, with a central angle of 10degrees22’52”, and whose cord bears S 89degrees34’23” W 225.09 feet; thence S 84degrees22’57” W 42.11 feet along said north Right-of-Way line to a point of curvature from which the radius point bears N 05degrees37’03” W 728.00 feet; thence along the said north Right-of-Way line and along said curve to the right a distance of 384.16 feet, with a central angle of 30degrees14’03”, and whose chord bears N 80degrees30’02” W 379.71 feet to the Point of Beginning.
Bearings are based upon the monumented line between the W1/4 corner of Section 15, the monument of which being a No. 5 rebar with a yellow plastic cap affixed and stamped LS 7736 and the NW corner of the SW1/4NW1/4 of section 15, the original monument of which being a stone, now replaced with No. 5 rebar with yellow plastic cap affixed and stamped LS 7736, being N 02degrees24’36” E and the monumented line between the above said W1/4 corner of Section 15 and the NW corner of said Section 15, the monument of which was a .55 x .5 x .5 stone now replaced with a standard BLM aluminum pipe and disc and the bearing of said line being N 01degrees22’48” E. TOGETHER WITH a perpetual, non-exclusive access and underground utility easement as described in Book 691 at Page 2442. Routt County, State of Colorado

The current holder of the Evidence of Debt secured by the Deed of Trust, described herein, has filed Notice of Election and Demand for sale as provided by law and in said Deed of Trust.
THEREFORE, Notice Is Hereby Given that I will at public auction, at 10:00 A.M. on Wednesday, 10/19/2011, at Office of the Public Trustee, Routt County Courthouse, 522 Lincoln Avenue, Steamboat Springs, Colorado 80477, sell to the highest and best bidder for cash, the said real property and all interest of the said Grantor(s), Grantor(s)’ heirs and assigns therein, for the purpose of paying the indebtedness provided in said Evidence of Debt secured by the Deed of Trust, plus attorneys’ fees, the expenses of sale and other items allowed by law, and will issue to the purchaser a Certificate of Purchase, all as provided by law.
