— The Harvey Street development planned along Anglers Drive across from Sundance at Fish Creek plaza has hit a snag: The 10-acre parcel slated for the project has fallen out of contract and is back on the market.

While the contract ending could be foreseen, said Aileen Sandstedt, a partner in the project, the property being listed on Steamboat’s Multiple Listing Service was a surprise.

Listing agent Jim Cook said the contract had a number of conditions that StreetScape, the developer of Harvey Street, was required to meet by March 31.

With those conditions not being met, Cook said, the property appeared back on the market Wednesday with a list price of $1.95 million.

Sandstedt said it’s the understanding of Harvey Street’s developers from talking with the owner that they have until April 15 to negotiate a remedy to the situation. Cook said he is accepting offers on the property until that date and expects two to be submitted.

Sandstedt said that those who’ve put down refundable $2,500 design contracts for spots in the project have been notified of the issue but have expressed continued interest in the project.

“A remedy with the land seller is in motion, and we will know shortly whether this situation has been resolved or not,” Sandstedt wrote in an email. “We remain confident it will be.

“Should a solution not be confirmed and this project not move forward, all Harvey Street design customers will be refunded their $2,500 design deposits.”

The project has design deposits from eight people, but it has yet to formally enter the city of Steamboat Springs' planning process.

Harvey Street’s concept underwent an overhaul during the winter, where density was decreased and the number of unit types was restricted to just single-family homes.

The project remains centered on designing spaces for how people live, based on Sarah Susanka’s book “The Not So Big House” and what StreetScape did with its SchoolStreet development in Libertyville, Ill.
