Beaver Valley Ranch south of Hayden sells for $9 million

— The 2,665-acre Beaver Valley Ranch on Routt County Road 55 south of Hayden sold this week for $9 million after being listed by Harrigan Land Co., of Sedalia, for $10.5 million.

The ranch is tucked up against the Beaver Flattops and includes 4.5 miles of the East Fork of the Williams Fork River. The stream has undergone substantial trout habitat improvements and has been managed for its big game and wildlife values as well as a working ranch. Water rights include 11.2 cubic feet per second, described as being enough to irrigate 300 acres of hay meadows.

The seller was Beaver Valley Ranch, a business entity registered with the Colorado Secretary of State in 1999 and based in Centennial. The purchaser, Bar Double J Ranch, is based in Bennett, east of Aurora and south of Interstate 70.

The ranch has been managed as a low-key guest and hunting ranch with limited accommodations, according to company literature.

Records at the Routt County Clerk’s Office describe three residences on the property, including a log owner’s home with three bedrooms and three baths, a two-bedroom guest cabin and a three-bedroom manager’s house.

The ranch is 30 minutes from daily commercial air service at Yampa Valley Regional Airport, according to sales literature. It is described as being dotted with 19 adjudicated springs and as sharing a 2-mile boundary with the Routt National Forest.
