The unusually warm, dry weather that has prevailed over the upper Yampa Valley this month has been less than ideal for early season skiing, Karl Gills agreed Monday, but almost perfect for building a 117,000-square-foot senior citizens community.

Gills is the former CEO of Yampa Valley Medical Center and current chairman of the board and president of Colorado Senior Residences, the nonprofit community organization that owns Casey’s Pond Distinctive Senior Living Community.

“It’s a tough either-or,” Gills said. “We know we need snow for water and recreation, but certainly the weather’s been ideal for construction.”

Charles Gee, an executive with the company that will manage Casey’s Pond when complete, agreed.

“We’re cautiously counting our blessings, and we’d also love to see snow up on the mountain,” Gee said.

He is a principal in Pearl Senior Living, which is providing development management, marketing and ultimately operations management at Casey’s Pond.

General contractor Adolfson and Peterson broke ground on the anticipated 18-month construction project on May 18 and spent the summer engaged in foundation work before going vertical in mid-September.

Since then, construction crews have made dramatic progress. Doak Walker House, where residents will receive skilled nursing care, already has windows installed and the roof membrane in place. Gee confirmed it will be the first of three buildings in the complex to be completed. Next in line to top out will be the two-story assisted living building known as The Pond at the north side of the site, Gee said.

Already the twin elevator shafts are projecting out of the largest building on the campus, giving a feel for how the four-story independent living building named The Veranda will fit into the landscape.

“It’s an exciting site, highly visible and framed by the mountain,” Gee said. “It’s very compact for a reason and has good density, which is what seniors want. Everything we thought it would be from a design and siting standpoint is absolutely coming true, showing how nice a setting it really is in Steamboat.”

There will be 34 one- and two-bedroom apartments on the second, third and fourth floors of The Veranda, each with its own kitchen and laundry equipment. The first level of the building will be devoted to the main entrance to Casey’s Pond and the “grand room.”

Continuing construction

Gee said Adolfson and Peterson expect by mid-December to begin interior work at the Doak Walker House. And he said a significant number of the subcontractors working on the building would be from Northwest Colorado.

Gee said that they hope to have more than 20 percent of subcontractors on the job be local. “We’ve been monitoring and maintaining that commitment,” Gee said. To date, 40 percent of construction has been done by local contractors.

Native Excavating, of Steamboat Springs, did the site work and Central Electric will have a major role.

“Native Excavating was key to us getting this far on the buildings,” Gee said. “They’re an example of an excellent local subcontractor who was the best pick because of their knowledge of local conditions and overall (experience). Central Electric has been terrific to work with. I can’t announce the others yet. Although we have commitments, I’m unsure of the status of their contracts.”
