BEGINNING a point of tangency on the Northerly ROW of Trails Edge, which is the Southerly boundary of Lot 1-A of said subdivision; thence N 67°07’00” E 30.17 feet; thence N 22°53’00” W 125.00 feet; thence S 67°07’00” W 160.00 feet; thence S 22°53’00” E 112.92 feet to a point on intersection with a curve on the Northerly ROW of Trails Edge whose radius point bears S 14°33’40” W 35.00 feet; thence along said ROW on a curve to the right a distance of 15.82 feet and whose chord bears S 62°29’41” E 15.68 feet to a point of intersection with the Northerly ROW of Trails Edge; thence along said ROW N 67°07’00” E 119.83 feet to the POINT OF BEGINNING. TOGETHER WITH A perpetual, non-exclusive driveway easement and underground utility easement located in Lot 1A of Rendezvous Trails and in Lot 2 of Scandinavian Lodge Subdivision, Filing No. 2, as described in Deed recorded December 13, 1990 in Book 659 at Page 1526.

The current holder of the Evidence of Debt secured by the Deed of Trust, described herein, has filed Notice of Election and Demand for sale as provided by law and in said Deed of Trust.
THEREFORE, Notice Is Hereby Given that I will at public auction, at 10:00 A.M. on Wednesday, 04/20/2011, at Office of the Public Trustee, Routt County Courthouse, 522 Lincoln Avenue, Steamboat Springs, Colorado 80477, sell to the highest and best bidder for cash, the said real property and all interest of the said Grantor(s), Grantor(s)’ heirs and assigns therein, for the purpose of paying the indebtedness provided in said Evidence of Debt secured by the Deed of Trust, plus attorneys’ fees, the expenses of sale and other items allowed by law, and will issue to the purchaser a Certificate of Purchase, all as provided by law.
