Steamboat Springs Steve Caragol and partner Stephan Baden, of Steamboat Springs, hope to announce next week that they have closed on the purchase of the balance of the Lake Village subdivision in Hayden from Vectra Bank of Colorado.
The sale would include 72 undeveloped lots and five new developer spec homes that were within 30 or 40 days of completion three years ago when the original developers ran into financial difficulties.
Caragol said one of the homes on Little Bend Road is under contract and set to close within three weeks.
Baden, of Prudential Steamboat Realty, also is one of the co-listors with Vonnie Frentress, of Colorado Group Realty, on the property.
The asking price on the project was $2 million. Caragol, the developer of Coyote Run in Stagecoach and Waterside Village in downtown Steamboat, did not reveal the purchase price of Lake Village on Thursday.
Baden previously told the Steamboat Pilot that all of the government entitlements — including the final subdivision plat — are in place, outstanding liens have been cured and prospective developers can expect to obtain clear titles to the lots.
Caragol said the fact that all of the municipal infrastructure including paved roads, water and sewer are completed to a high standard was a critical piece to his interest in the property.
Coldwell banker adds property management
