Steamboat Springs Routt County saw the sale of 38 residential units in August, and of the total, 23 sold for less than $500,000. Fifteen of those sold for less than $300,000, with eight of that 15 selling for less than $200,000.
At the higher end of the market, there were just two sales in the expanded range between $800,000 and $1 million but five between $1 million and $1.5 million.
One Steamboat Place lands $3 million sale
Monday was a big day for the Steamboat Springs real estate market as One Steamboat Place closed a $3.05 million sale of a four-bedroom condominium and Habitat Design and Construction sold a four-bedroom duplex/townhome on Ski Trail Lane for $2.35 million.
The buyers of the Ski Trail Lane property are David and Tara Gedeon.
The One Steamboat Place sale, the first whole-ownership closing for the Timbers Resorts development in many weeks, involved the 2,532-square-foot condominium unit 516.
The buyers of the property are Raymond and Debra Croghan.
Hayden reaches 43rd transaction for 2010
The town of Hayden saw nine transactions in August, according to figures researched by Bruce Carta, of Land Title Guarantee Co., through Routt County websites.
That brings the town’s 2010 transactions to 43 as buyers find in Hayden the least expensive single-family homes in the broader Steamboat Springs-area market.
Carta reported that August transactions totaled $1.2 million, for an average residential price in Hayden in August of $186,833, with the price per square foot at $155.07. The average price for all transactions, residential and commercial, was $133,544.
Hayden has a mix of small historic homes and brand-new product. For the year, the average residential price is $222,000 with a price per square foot of $135.
