Steamboat Springs Realtor Doug Labor, of buyers Resource Real Estate, was cited as a source for a Feb. 25 article by Dee Gill in The New York Times. The article surveyed resort destinations for relative values in vacation condominiums.
The bulk of the piece was devoted to Florida real estate, but Labor described his experiences helping a large family from Austin, Texas, purchase a condominium at the Christie Club here.
Labor advised buyers they typically could get a better value purchasing a virtually new condo from investors than they could from the original developer. He helped his clients purchase a unit listed for $1.68 million that had been listed for $2 million.
Summit County had 800 Realtors in 2008
Steamboat Springs had more than 400 Realtors throughout 2008, but Summit County had 800 Realtors and only a few more listings.
Stats complied by the Rocky Mountain Resort Alliance provide insights into the real estate communities in various mountain towns.
Summit County had 2,310 listings for its 800 Realtors to work with during the third quarter of 2008, or 2.9 listings per Realtor. That compares to Steamboat's 2,107 listings for 414 Realtors (at the time), which works out to 5.1 per Realtor.
Steamboat saw 638 sales during the quarter, an average of 1.5 per Realtor on an average transaction price of $708,000.
Summit had an average transaction price of $827,000 and 1.3 sales per Realtor.
The story is very different in Teton County, Wyo., where there were 768 Realtors trying to sell 775 listings. They finished the quarter with .31 sales per Realtor. Those who made a transaction did well, with an average sales price of $1.64 million.
Vail fared relatively well with 2,257 listings, 793 Realtors and 985 sales. The Vail market averaged 1.26 sales per Realtor on an average transaction price of $1.48 million.
