Affordable lots join passenger pigeon

When it comes to building lots in Steamboat priced less than $200,000, we're discussing an extinct species.

Steamboat Springs proper and the South Valley still showed seven undeveloped land parcexls priced at $200,000 or less as of Nov. 1, 2007.

Not any longer. The number has shrunk to zip, zero, nada, ain't gonna happen.

That's in a market where the overall number of land parcels for sale has grown since last November by 58 percent. There were 144 lots and parcels on the market in November 2007. That number has swollen to 227 this month, according to statistics researched by Doug Labor of Buyer's Resource.

Across a range of broad price increments, some stocks of land have shrunk, but most have increased.

In the category one up from sub-200, the number of lots in the range from $200,000 to $400,000 has gone down from 19 to 16. However, in the range from $400,000 to $600,000, the number of lots on the market has gone up 292 percent, from 12 to 47.

Lots priced between $600,000 and $800,000 have nearly doubled, from 15 to 29.

The growth is more pronounced from $800,000 to $1 million. That number has increased from nine to 32, a 256 percent margin.

Fearsome foursome combines for $22.35M

July's Routt County real estate transaction volume of $71 million received a considerable boost from four deals that combined to account for $22.35 million, or 31 percent of the total, according to statistics gathered by Bruce Carta of Land Title Guarantee Co.

They included a 3,664-square-foot home on 52.6 acres in remote South Routt along Routt County Road 22, which sold for $8.2 million.

The second, also in South Routt, was a 77.15-acre parcel that sold for $4.95 million.

At the northern end of the county, a 7,937-square-foot home with six bathrooms on 35 acres sold for $5.7 million.

And in downtown Steamboat, the Yacht Club restaurant building, another commercial building plus additional land parcels at 811 Yampa St. sold for $4.5 million.
