Hayden Progress is steady at Creek View Townhomes in western Hayden, real estate agent Annette Hall said, but retail and residential spaces still are available.
"We're rocking at Creek View," Hall pledged.
One set of six townhomes is open, but the condominiums above the retail space aren't ready for residents. Four condos are available for sale or rent, and one of the first six townhomes is available for rent. The other set, which includes five townhomes, isn't finished.
The condominiums are selling for $180,000 to $205,000, and the townhouses are in the $300,000s.
"Kind of at the start of the new year, we'll have some new product," developer Stef Nijsten said. "If people want to buy or rent, it'll be, as far as price goes, some low-end stuff for the valley."
People are cautious about buying, he said, adding that some people who are renting want to buy their homes when they can.
"I thought I had the whole building leased out, but one person fell through," Nijsten said, referring to the first set of six townhomes. "He had a problem with his job. That happens these days."
One townhouse is available for sale or rent. The condos are slated to be finished in the middle or end of January, he said.
"We're trimming them out," Nijsten said. "They're painted. They're looking very nice. I think that's going to be (an) attractive place for people to stay; about three or four of them are spoken for."
The retail space is set to include a real estate office and an appliance showroom.
"I know the town would like to see a pharmacy and a business center in there. : Those are two things that are really needed in town and will probably do well," Nijsten said.
Yampa Valley Bank, which has branches in Steamboat Springs and Craig, plans to put a loan production office in the Creek View development, bank Chairman Tim Borden confirmed. That office would be staffed with a mortgage officer and a loan officer, he said. The bank still is discussing the project with developers.
"We do not have a commitment to start construction, but it's really a question of when, not if," Borden said. "We really are going to have to see in the first quarter of '09 how we see the market working" in Hayden.
The front lot of the Creek View lot, next to the Creek View Grill and facing U.S. Highway 40, might wind up being a hotel, Nijsten has said. He and his brother, Louis, also have been in talks about that for several months.
"We're still kind of in a position with this party to figure out what it is they want in the contract phase," Nijsten said. "That is still set to happen in spring. : I guess they're thinking about maybe building it themselves and buying the lot from us or, if it fits into our schedule, we might build it for them."
He said he was pleased with the progress of the project.
"Things are moving," Nijsten said. "Construction's going well."
