July home sales
Routt County recorded the sale of 40 dwelling units in July, bringing the year-to-date total to 355.
The value of July home sales was $41.86 million.
Of the 40 sales, six represented homes were valued at more than $2 million, and three of those were priced at more than $3 million for an aggregate value of $16 million.
Price points below $500,000 still dominate transaction volume - there were 19 in that range last month. The 19 sub-$500,000 sales added up to $6.01 million, or less than the $6.56 million represented by three sales in the $2 million to $2.5 million range.
There were five homes sold in Routt County for less than $200,000 in July and five more priced between $600,000 and $700,000.
South Routt limelight
Raw data for July real estate transactions suggest one or two large sales powered South Routt County to claim more than 20 percent of the area real estate market last month.
With six sales (outside of Oak Creek, Phippsburg and Stagecoach), rural South Routt accounted for $14.7 million in sales compared with $5.1 in the downtown Steamboat area.
Downtown Steamboat hit $5 million on just two transactions last month, according to statistics compiled by Bruce Carta, of Land Title Guarantee Co..
The Steamboat Mountain Area marked up $26.2 million in sales on 31 transactions.
Hayden and the surrounding area recorded eight transactions totaling $1.88 million, and North Routt saw five sales totaling $7 million.
