Low-end homes in tight supply
Below-$800,000 prices scarce

Steamboat Springs The market for single-family homes within the city limits of Steamboat Springs has grown exceptionally tight this fall for people with $800,000 or less to spend.
Ulrich Salzgeber of Buyer's Resource Real Estate conducted a search of the Steamboat Springs Multiple Listing Service on Nov. 21 and identified just seven homes for sale that are priced between $300,000 and $800,000. A home listed at $410,000 in the Pioneer Village neighborhood represents the low end.
"It's definitely a challenge," he said. "What we find more and more is that clients are subscribing to automated listing alerts. They give us their specific parameters, and we notify them by e-mail when something becomes available."
Salzgeber said the availability of entry-level, single-family homes loosens to 18 when the search is broadened to unincorporated neighborhoods west of the city.
The lowest-priced home currently listed in Steamboat II is $479,000.
Ten miles west of Steamboat, in Milner, there is a home for sale for $398,500, and several miles west, in Canyon Valley Ranch, there is a single-family home listed for $419,900.
Bruce Carta of Land Title Guarantee Company in Steamboat Springs said his research shows the average price of a single-family home in Routt County, through Aug. 31, was $889,245. That compares to $780,000 in nearby Summit County.
The average price for the same period in Eagle County was $1.35 million.
Garfield County, including Glenwood Springs and Rifle, is much more affordable with an average home price of $440,000.
