Steamboat Springs A subdivision eight years in the making is up for approval of its final building tonight.
The Steamboat Springs City Council is scheduled to vote on final plans for the sixth building planned for the Trappeur's Crossing development located at Village Drive, Medicine Springs Drive and Walton Creek Road. Tonight's City Council meeting also includes votes on final plans for Trailhead Lodge, an 86-unit condo hotel at the Wildhorse Meadows development site on Mount Werner Road; and Steamboat Village Commercial Center, a 14,000-square-foot office building near Central Park Plaza.
The Steamboat Springs Planning Commission gave the sixth Trappeur's building very positive reviews at a March 8 meeting. The 88,000-square-foot building includes 34 condominiums, a pool and 44 underground parking spaces.
"Trappeur's six is really nicely designed - it meets all the (building and design) requirements for the base area," Planning Commission Chairwoman Kathi Meyer said. "It was a wow - on a scale of 1 to 10, this building is a 10."
Some City Council members do not hold previous Trappeur's buildings in nearly as high regard and have publicly cited the development as an example of a project that looks much different in reality than it did on paper.
"With the first Trappeur's Crossing (building), there were a lot of council members who were concerned about its mass and scale. Some council members still have those concerns - it's no secret that some of them aren't happy with it," Councilman Paul Strong said. "I think you have to take each individual project on its own merits."
Trappeur's has a lengthy history. The original condominium building and the large amenity building were constructed in 1980. The City Council approved the second phase, Timberline Lodge, in March of 1999. Champagne Lodge was completed in 2003, and Aspen Lodge and Emerald Lodge followed.
Architect Eric Smith, of Boulder-based Eric Smith Associates, is the primary designer for the development.
"He was able to do everything we want our architects to do," Meyer said of Smith's design for Trappeur's sixth building.
The building includes four affordable, on-site units, with separate entrances intended to exempt the owners of affordable units from the large homeowner's association fees that will be applied to market-rate units.
