Wildhorse condo hotel returns to city planners

— A condo hotel described as a "key building" and "social epicenter" for the 47-acre Wildhorse Meadows development again appears before city planners tonight.

Trailhead Lodge is an 86-unit building that is also proposed to include an athletic club and swimming pools while serving as a gateway to Wildhorse Meadows, a 567-unit residential development near Pine Grove Road and The Tennis Center at Steamboat Springs. The Steamboat Springs Planning Commission will review Trailhead Lodge for the second time tonight, one month after tabling plans for the building and asking developers Resort Ventures West to redesign its north elevation.

Tonight's meeting begins at 6 p.m. at Centennial Hall, and also includes reviews of a 14,000-square-foot office building near Central Park Plaza and an 88,000 square-foot, 34-condo building that will be part of the Trappeur's Crossing development at Village Drive and Medicine Springs Drive.

Mariana Ishida, development manager for Wildhorse Meadows and Resort Ventures West, said she will present a new north elevation for Trailhead Lodge she believes will more than satisfy Planning Commission requests.

Trailhead Lodge is the first building proposed for construction at Wildhorse Meadows, a multi-year project that will include a public gondola to take pedestrians to the base of Steamboat Ski Area.

"Trailhead Lodge houses all of our common amenities for the entire project," Ishida said. "It's a key building to us."

"We think it's a good building that meets the standards," said Tom Leeson, director of city planning services.

In February, Resort Ventures West Vice President Brent Pearson called the building the "social epicenter" for Wildhorse Meadows, which the Steamboat Springs City Council approved in July 2006.

Ishida said while she is "certainly aware" of the booming construction market in Steamboat Springs and the resulting potential for higher-than-expected building costs, Resort Ventures West is taking steps to help Trailhead Lodge stay on budget.

"We are focused right now focused on approval of the project, but we have been working with a pre-construction general contractor," Ishida said. "We have been through two pricing exercises at this point, that have both come in on budget."
