Officials OK road review exemption

Stagecoach subdivision moving forward

— A new 28-lot, 980-acre Stagecoach subdivision cleared its only Routt County hurdle Tuesday when county officials approved its status as a road review-exempt subdivision.

Stagecoach Mountain Mea-dows, a subdivision being proposed by John Wittemyer, first came under review Feb. 1 at a Routt County Planning Com-mission meeting. Staff planner Mary Alice Page-Allen recommended the Routt County Board of Commissioners approve the road review because Wittemyer agreed to the conditions that the final plat be recorded within one year and the completion of all road construction be entered and recorded concurrently with the final plat.

By approving the road review exemption, the county is relieved from constructing the roads. Instead, the developer is responsible for all costs of construction and road maintenance. Building permits cannot be issued until the lots are accessible by a completed road.

Stagecoach Mountain Mea-dows, which consists of 28, 35-acre lots, would be off Routt County Road 212 and accessed by one main road, Wittemyer said during Tuesday's hearing. Road construction began in May 2004 shortly after Wittemyer received a road construction permit.

Final resurfacing and other construction remains unfinished, although the roads are expected to be completed this year.
