Steamboat Springs The sale of the Bear Claw III property reported in the Sept. 24 edition of the Steamboat Pilot & Today was recorded at the Routt County Courthouse this week. The transaction price was $25 million.
The ski-in, ski-out site adjacent to the Headwall ski trail was purchased by The Atira Group, a team of developers in Edwards. However, the official purchasing entity recorded at the courthouse is Bear Paw LLC. The Atira Group confirmed its purchase in a recent press release.
The sellers are Joe Brennan, Barbara Cannizzo and Michael Cannizzo.
The building site is pre-approved for a large condominium building, but a spokesman for the Atira Group said the partners will pursue a new plan rather than act on the 21-year-old approval.
Members of the Atira Group have been principles in the Cordillera development in the Vail Valley and Catamount in Steamboat, among others.
In 2000, Brennan, a longtime resident of Steamboat Springs, said he and his partners were close to breaking ground on a 375,539-square-foot building comprising almost 220,000 saleable square feet. They did not move forward with the plans.
