Condos waiting for buyers

Oak Creek's Sierra View's stick-built units include garages, carports


— A quartet of condominiums on a bench overlooking downtown Oak Creek is nearing completion, and buyers could move in before the New Year.

"It's a beautiful neighborhood that overlooks Oak Creek," Realtor Beth Bishop said. "You can walk to a real downtown, you're minutes from a National Forest access road, and you're seven miles from Stagecoach (State Park)."

The 1,154-square-foot, two-bedroom, two-bath condominiums are priced between $225,000 and $229,000 and are stick-built by a longtime Routt County contractor who is motivated to provide attainable housing for residents, Bishop said. Construction on a second building of four condos is planned for the spring.

Sierra View condominiums are not affordable in the technical sense of the word - they are not bound by any deed restrictions.

The condominiums are being built by Patrick Berka of Colorado Professional Builders. His company has been involved in a number of high-end projects at the base of the Steamboat Ski Area, including Blackhawk Townhomes.

Berka is determined to provide quality materials and finishes in the new condos, Bishop said. In addition to single-car garages and a carport for every unit, they offer oak flooring, slate tile, ceiling fans, wood-burning stoves and all appliances, including full-size washers and dryers.

The clothes washing equipment will be in an oversized laundry closet with ample room for hampers.

"He saw a need to put good quality into a project that's affordable for locals," she said.

On the building's exterior, Hardiplank siding and Trex decking will reduce the cost of owning the homes, Bishop added.

Bishop and her colleague, Lisa Olson, helped Berka select color schemes and fixtures for the condos. Bishop is proud of the attractive pendant and recessed lighting fixtures in the homes.

Pets are allowed at Sierra View condominiums. Residents will enjoy the simplicity of a small group of members in the homeowners association, Bishop said. The annual association fees are expected to be about $200 a month, which will include snow plowing and landscaping.

A half-dozen single-family homes also are under construction in Sierra View, where remaining lots are listed between $65,000 and $110,500, Bishop said. She thinks Sierra View condos compare favorably to condo listings in nearby Stagecoach. Condos there, which were built in 1974, typically list for about $235,000 she said.

As an enticement to buy, Berka is offering to waive a year's worth of association dues for contracts accepted by Dec. 15, Bishop said.
