Stagecoach remains competitive with 'Boat

— Lower priced homes in Stagecoach are selling at a similar rate compared with properties in Steamboat.

"It's very strong for properties for under $200,000 because Steamboat Springs doesn't have anything (in that price range)," said Prudential broker Chris Wittemyer.

Multiple listing service statistics show Stagecoach properties are spending about the same amount of time on the market, on average, as properties in Steamboat. And Stagecoach sellers also are getting very close to their asking price for their properties, statistics show.

"I'd say there are certain segments that are moving well," said Wittemyer, whose family has a large amount of land in Stagecoach.

Wittemyer is building a general store in Stagecoach that he hopes will be completed this year.

Wittemyer points to the Neighborhood at Young's Peak as an example of the strength of the Stagecoach market. In November, the first 31 of the 74 lots were put on the market for reservations. They were all taken in the first four days, he said. Most of those turned into contracts. The four that did not we resold for more money.

In particular, lots that include utilities are moving quickly.

Last year, 23 Stagecoach townhomes were sold after being on the market for an average of 128 days. In Steamboat, 198 townhomes were sold after being on the market for an average of 175 days. This year in Stagecoach, six have sold after being on the market an average of 46 days.

Last year, 31 single-family homes were sold in Stagecoach after being on the market for an average of 186 days. Steamboat had 137 sales that were on the market for an average of 152 days. So far this year, nine Stagecoach single-family homes have sold after being on the market an average of 154 days.

This year, there have been 30 land sales, which were on the market an average of 226 days.

Doug Labor, broker owner of Buyer's Resource, said the land likely did not sell faster because people tend to wait until the snow melts to buy property. There are currently 38 lots for sale that are less than five acres. They range in price from $11,000 to $210,000.
