Hayden Hayden developer Stefanus Nijsten is ready to begin moving dirt for a new development on the west side of town.
The final hurdle in the planning process was cleared Thursday night when the Hayden Town Board voted, 4-0, to approve the final plat for the Creek View subdivision.
"We can now finally do what we are really here for," Nijsten said after Thursday's meeting.
"I think it's really exciting for the town," Hayden Trustee Richard Bush said.
Nijsten said he has bids out for work at the site, which includes grading the earth. He hopes to bring in the bulldozers soon, he said.
The Creek View Townhomes and Plaza development calls for as many as 29 residential units and the re-use of an existing building that housed a restaurant. He plans to lease the restaurant space for a new eatery.
"We working hard to get it open, and we really want to get it open," Nijsten said.
The development will be on a 3.21-acre parcel south of U.S. Highway 40, east of Dry Creek and west of an alley between Fifth and Sixth streets. A barn, shed and house will be torn down to build the development.
The project has been met with near unanimous support from town officials throughout the process. Trustee Ken Gibbon was the only official to vote against the development. He was not at Thursday's Town Board meeting, but he voted against the project at a previous meeting because he said it was too dense.
Also Thursday, the Hayden Town Board:
- Appointed Roberta Pero to finish serving five-year terms on the West Routt Library District Board of Trustees and the Hayden Public Library Board of Trustees. The seat was vacated by Alena Scott.
- Heard a presentation from Audrey Danner about Yampa Valley Partners.
- Heard a proposal from Economic Development Commission chairman Jack Giessinger to apply for a $50,000 grant from rural development. The funding would be used to finance and facilitate development of small and emerging private business enterprises in rural areas. The board instructed Giessinger and town staff to apply for the grant.
