Construction on a new business park in Steamboat Springs is scheduled to start this month.
The Steamboat Springs City Council in August approved the Betterview Business Park on 13th Street, or Twentymile Road.
The project will involve six lots along the west side of the road from the school district bus garage almost to the James Brown Soul Center of the Universe Bridge.
The city annexed about nine acres of land for the development earlier this year.
Developer Mike Kortas purchased the property a year ago, recognizing the need for light industrial lots in town. He hasn't been surprised by the interest in the project.
"My list of prospective buyers is at 30, and that's all word of mouth," Kortas said.
Lots in the development will range from .5 to 1.5 useable acres, including building envelopes and areas for parking and landscaping. The acreage does not include "out lots" which buyers will own but may not develop because of wetlands or steep slopes.
The lots will range from about $225,000 to $275,000, Kortas said.
Zoned light industrial, the lots, which have good exposure from 13th Street, will be good for repair shops as well as retail or commercial stores needing shop space, he said.
Kortas hopes to have infrastructure, including driveways and a sidewalk between the road and development, in place by November. He also will be planting trees as part of wetlands mitigation.
Buyers should be able to build next summer.
Now that lots in the Copper Ridge Business Park on Elk River Road have sold out -- the last one went under contract two weeks ago -- there are few industrial lots available in or near Steamboat.
In Hayden, construction has started on the Valley View Business Park, which will have 52-light industrial lots. Those lots will range from .2 to 3 acres.
