There's nothing like listening to the gentle or sometimes powerful sounds of a river.

For many people, that enjoyment comes while at campgrounds and parks or while strolling, biking or jogging on paths. Rarely can residents relax to the sound of a river from their deck or kitchen .

At the aptly named River House off Seedhouse Road, the river is the feature act in a private getaway experience.

The log home sits on 15 acres that border the Routt National Forest a quarter-mile stretch of the Elk River.

"It's really an amazing piece of property -- it's very secluded," said Jan van Straaten, who owns the home with her husband, Bill.

The forested land, with mountain views and "very good fly fishing," is an ideal setting for a prospective buyer's dream home.

Comfortable but not luxurious, the existing home was built in 1990. About 1,440 square feet, it has three bedrooms and two bathrooms and a deck overlooking the picturesque river.

A wood-burning stove supplements baseboard electric heat.

There is ample space for expanding or renovating the home or building a new one.

"Somebody could take that property and build a much grander home. ... It's got a lot of potential," van Straaten said.

The property is about 22 miles north of Steamboat Springs in Clark. It sits on the far side of Routt County Road 64, or Seedhouse Road, and is accessed by a private road off C.R. 64A.

The private road is not plowed in the winter. However, new owners could build a foot or car bridge to allow for more convenient access, van Straaten said.

"It's just really sitting there waiting to be improved, if someone wanted to do that," she said.

The River House is being offered at $995,000.
