Developer pursues second condo building

The Sundance Creek condominium project was successful enough that California developer Charles Sher would like to do it again.

Sher has filed an application for a development permit to build an additional 19 condominiums in a second three-story building on Anglers Drive.

Sher broke ground on the original 19 units at Sundance Creek last spring with pre-sale prices ranging from $275,000 to $310,000 for the two-bedroom, two-bath units. All but two have sold to the public, said listing agent Ron Wendler of Colorado Group Realty. Sher kept one for himself, and one is being reserved as a sales model for the new building.

"We found that half the people who bought in the first building will live there and half bought them as second homes," Wendler said.

Wendler thinks the close proximity to shopping on a quiet street with views of Emerald Mountain and Steamboat Ski Area were big selling points.

Sher said he originally conceived Sundance Creek to be comparable to the nearby Pines condominiums.

Wendler said prices were increased three times on the initial three-story building and that he expects the new units to come on the market between $289,000 and $339,000. They will range in size from 1,152 square feet to 1,400 square feet. There is a single one-bedroom unit in the project.

All of the units offer a garage bay in one of two detached garage buildings. The ground floor units are accessible to those in wheelchairs and all of them are sprinklered for fire suppression, Wendler said. The second story units will offer a ground-level door at the rear of the unit where the building is cut into the slope.
