Retail spaces at the Steam--boat Grand Resort Hotel and Conference Center, long covered in dust and plastic, are ready for boutiques, salons and restaurants.
The shop spaces, which front Mount Werner Circle, are available for lease or purchase.
"It's exciting because it's just been abhorrent for years," said Karen Beauvais, owner and broker of Coldwell Banker Silver Oak, Ltd. "It's time."
Beauvais envisions the row of spaces as a bustling core of shopping that will round out the ambiance of the hotel and set the stage for renewed vitality in the mountain area.
"We think it will be the center of the redevelopment area," she said.
There is 11,175 square feet of retail space, which may be configured to fit businesses' needs in increments from about 650 square feet to 5,500 square feet. Several spaces have extra high ceilings, allowing for lofts and additional square footage.
Lease rates for The Shops at the Grand are $18 to $20 a square foot.
The shops face the road and Gondola Transit Center. The shops' design takes advantage of the location with floor-to-ceiling windows and shallow spaces providing clear views of the interior from the road.
Owners are looking for a mix of shops that will complement each other, including men's and women's apparel stores, jewelers, furriers and a salon.
"What we're doing here is trying to give the idea of boutique shops, as opposed to a strip mall," Beauvais said.
She also hopes a sports bar or restaurant and deli will be part of the mix.
A large space on the south end of the shopping area is well-suited for a restaurant. It is the only space that accesses the hotel through a joint-hallway entrance, so most hotel guests will pass the space on their way back from the ski mountain.
Roomy sidewalks, ideal for casual window-shopping, also will allow outdoor restaurant seating. Convenient pull-offs from the road will accommodate a valet parking service.
"It's the perfect setup for a restaurant," said Giles Howard, also with Coldwell Banker.
For years, safety concerns about ice and snow falling off the roof hindered the spaces' availability. The roof was resurfaced and heated last year.
"That has been completely fixed," Beauvais said.
That solved, businesses now may take advantage of the many guests that own timeshares or rent rooms at the Steamboat Grand, the largest hotel in Steamboat Springs.
"I think some people are surprised by how many people stay at the Steamboat Grand," Howard said.
The hotel has about 56,000 rental nights per year, with 45 percent in the summer months and 55 percent in the winter, which means shops can expect good year-round business.
"That's why we're encouraging shops to stay open for 12 months without a shoulder season, because the Steamboat Grand doesn't have a shoulder season," Beauvais said.
Beauvais and Howard have been discussing the spaces with local businesses, as well as businesses who may be interested in moving or branching out from other resorts.
They hope to have total occupancy by ski season.
