Business park up for final approval

Hayden may see the beginnings of a new business park as early as this month.

The Hayden Planning Com--mission on Thursday will consider whether to recommend that the Town Board approve a final plat for the project, slated for the northwest corner of Crandall Avenue and Routt County Road 37.

Developers Jon Peddie and Paul Franklin plan to break ground on the first phase of the park as soon as they get the town's final OK.

The 33-acre Valley View Business Park ultimately will have 52 light industrial lots ranging from 0.2 to 3 acres.

The park has been well-received by the Planning Commission, which sees the project as a way to balance other residential projects now in the planning stages.

Franklin and Peddie realized the need for a business park in Hayden because light industrial space is expensive and scarce in Steamboat Springs, Franklin said.

As a result, many business owners base themselves in Craig and make the daily drive for work in Steamboat Springs.

The Valley View lots are designed for business such as plumbing and electrical contractors, cabinetmakers, small distribution centers, automotive shops and small offices for veterinarians and other services.

The lots will be priced from about $50,000 to $120,000, Franklin said.

About 4 acres of open space will surround the project. Franklin and Peddie initially proposed a soft-surface trail around the development. Instead, the Planning Commission, concerned about high foot and bicycle traffic on Crandall Avenue, called for an 8-foot path along that street and a 6-foot soft-surface trail along C.R. 37.

Developers also were asked to adjust street widths within the subdivision and plan for two foot paths from the inside of the development to roads.

The business park will be accessed from Crandall Avenue and C.R. 37. However, developers must pay for road improvement to C.R. 37 or a possible project that will realign the road.

For that reason, the first phase of the project will comprise about 19 lots on the west end of the subdivision, accessed from Crandall Avenue.

Franklin, who is taking reservations for those lots, said local businesses have expressed interest in relocating to the park.

The Planning Commission will meet at 7 p.m. Thursday at the Hayden Town Hall.
