Buyers looking for a peaceful family home with land will find a deal in the Deerwood Ranches subdivision.
A large home sitting on 35 acres at the end of the subdivision recently was reduced in price by $73,000 to $1,025,000.
Built in 2000, the 4,350-square-foot home was appraised for more than $2 million, said listing broker Scott Campbell of Century 21 Ski Town Associates.
The home is at Coyote Lane and Routt County Road 179, next to the Creek Ranch subdivision.
About 20 minutes from Steamboat Springs, the home shares Deerwood Ranches amenities, including more than 250 acres of shared open space ideal for horseback riding, cross-country skiing and snowmobiling and a large pond sitting directly below the home.
Rarely used by other residents, the pond offers swimming and fishing opportunities and is a haven for birds and wildlife, home--owner Rose Atkins said.
Rose and Dan Atkins built their six-bedroom home with entertaining and family in mind.
The main level features a large dining room with vaulted ceilings connected to an open, airy kitchen.
The kitchen features abundant counter space and an island as well as a sunny seating area and gas stove to keep family members toasty on cold winter mornings.
A deck off the kitchen steps out onto a comfortable lawn framed by trees, shrubs and flowers. Buyers will enjoy vistas of rolling hills and draws from two decks.
The main level also features two living room areas, split by a double-sided wood-burning fireplace, as well as a guest room/office and master suite. The main level also has one of two laundry rooms in the home.
The Atkins designed the upstairs as "kiddie land" with a large game/TV room surrounded by four large bedrooms. The upstairs also has a large bathroom connected to a convenient laundry room.
The home's floor plan is comfortable for dinners and parties, with adults socializing on the main floor and children romping upstairs, Rose Atkins said.
"It accommodates a lot of people," she said.
Downstairs from the main level is about 600 square feet of unfinished space with potential for a game room or apartment.
A two-car garage easily could accommodate three cars or other vehicles with the addition of another garage door.
A central water system in the subdivision provides plenty of good water to the home, Rose Atkins said.
Outside, the property is fenced for horses and includes a barn.
