Stonebridge offers privacy and space

Buyers looking for a small, exclusive neighborhood within city limits may want to consider building in the Stonebridge Park subdivision near the Sanctuary.

On the market since 2000, four of 12 lots in the development, off Steamboat Boulevard, are still available.

Ski Time Square Development LLC, a Sheraton partnership, developed the neighborhood on a wooded 18-acre site between the sixth and 18th greens of the Sheraton Steamboat Golf Club.

The available lots -- four through seven -- are about an acre in size and are situated near the entrance to Greystone Drive, a private road.

"Each lot has a feeling of spaciousness and privacy," said listing broker Dan Picaro of Colorado Group Realty.

Priced between $525,000 and $560,000, the lots are set in a mix of aspens and mature evergreen trees and offer views of Mount Werner and Fish Creek Canyon. Several border one of three greenbelts scattered throughout the property. One lot -- No. 7 -- borders the golf course.

The purchase of a lot includes a permanent membership to the golf club.

The greenbelts provide residents with more than five acres of open space as well as access to Fish Creek, which borders two of the greenbelts.

Building envelopes on the lots average about 14,000 square feet and covenants include "mountain western" architectural guidelines encouraging rockwork and heavy timbers, Picaro said.

A unique aspect of the covenants is a tree preservation policy, which stipulates areas with regard to building sites where residents may or may not down old growth and other trees, he said.

Caretaker units are permitted on the lots, which have a full range of utilities including electric, telephone, natural gas, city water, sewer and cable television lines.

One home has been built in the subdivision. Two others are under construction and slated for completion in the spring.

Picaro said lot sales in Stonebridge Park have been average. The most action and interest took place during the planning stages of the development. There was about a 5 percent price increase on some lots after about a year on the market, he said.
