Growth expected on Anglers Drive

The imaginary line that separates Steamboat Springs' downtown and mountain areas will be blurred further as Anglers Drive continues to grow as an in-between commercial center.

Jim Larson, owner and developer of the recently remodeled Sundance at Fish Creek -- formerly named Sundance Plaza -- has submitted a proposal to the Steamboat Springs Planning Commission for a similar development on 15 acres north of Anglers Drive, across the street from Sundance at Fish Creek. It has been dubbed "Sundance North Village."

The master plan includes several small retail stores, office buildings, a restaurant, a bank and a 19-unit condominium building.

"It made a lot of sense," Larson said. "Combined with south side stuff, this will bring a good balance between commercial and retail. A lot of people are looking at different options to go into the plaza. When it's all finished, it will have a span of businesses all the way over to (the condo building)."

Architects Eric Smith Associates have designed buildings that will be consistent with the remodeled look of Sundance at Fish Creek.

The mixed-use design is consistent with the city's "community commercial" land-use classification, meaning that the development's multiple functions can appeal to a residential and visitor base for living, employment, entertainment and cultural uses, according to city planning documents.

"Integrating residential property into commercial zoning allows for more lively centers," City Planner Tom Leeson said. "That was our desire when they came forward with the design for Sundance North, and that's basically what they presented."

Larson said he has attracted interest from several potential tenants and buyers of office or retail spaces, including a franchise hardware store and six established local businesses that are seeking to relocate.

First National Bank of the Rockies, which has offices in Oak Creek and Hayden, is looking to build at the plaza. The bank wants to build on the west side of the 15 acres, adjacent to McDonald's. Though it will be part of the overall architectural master plan of Sundance North, it is seeking city approval separately from the rest of the project, Larson said.

The Sundance North Village preliminary plat will go before the Planning Commission on April 8 for approval recommendation, and it will go to the City Council for approval April 27. Its residential component, Sundance Creek Condominiums, has received final plat approval and is scheduled for ground-breaking May 1, Realtor Ron Wendler said.

Wendler said there already is a lot of interest in the condos, for the architecture, floor plans and price, all of which will be comparable to The Pines at Orehouse Plaza, The Residences of Old Town and Sunray Meadows. Above all, Wendler said location seems to be the top draw.

Wendler contacted a friend, California developer and part-time Steamboat resident Charlie Sher, to see if he was interested in taking on the residential project.

"Ron brought it to me and said, 'what do you think?'" Sher said. "I said I really liked the location. It's really close to employment centers. It's close to the mountain. It's easy to get to town. It seemed like a good idea.

"It gets away from the hustle-and-bustle type condos of visitor-based places. This is not mainstream for that. I think it will be a little quieter. You can walk across the street to six or seven restaurants or a grocery store, and you don't even have to get in your car. Combining all factors, it seemed like a good opportunity."

Sher acquired 2.4 of the 15 acres for the condos, which will be at the far east side of Sundance North. The project's driveway will line up with Rolling Stone Lane, and the building will be positioned on the east side of the driveway, adjacent to Chaparral Terraces apartments.

The building will be set back from the road with two garage buildings in front. Each unit will have a garage and a storage room. The units range from 1,077 to 1,248 square feet and price ranges from $249,000 to $279,000. Floor plans include a fireplace in every unit, which are available in one-bedroom, one-bathroom and two-bedroom, two-bathroom designs.
