After three years of planning, a developer has broken ground on the first home in the MontView Park subdivision.
MontView Partnership LLC is building on one of 11 lots in the subdivision, near the intersection of Pine Grove and Mount Werner roads.
Five lots in the subdivision -- which has been marketed for several months -- have either sold or are under contract. Listing agent David Baldinger Jr. of Steamboat Village Brokers said three of those lots went under contract in June.
The remaining lots are priced between $205,000 and $285,000
A dearth of competition in that price range, as well as the subdivision's location near Mount Werner, means the lots probably won't be on the market for long, Baldinger said.
"I'm very optimistic that most of those lots will be sold this summer," he said, describing the properties as a niche between west Steamboat lots, such as those in Heritage Park, and resort properties in the Sanctuary area near the mountain.
"It's a great subdivision," he said. "I think the prices are very competitive."
The available lots range in size from 0.47 acres to 0.79 acres with building envelopes between 4,498 square feet and 6,208 square feet.
Ted Christner, the original developer of the nearby Trollhaugen Condominiums, is joint owner and developer of the MontView subdivision with Wolf-Dinapoli company out of Los Angeles.
The home now under construction is the only one the MontView Partnership will build in the development. The house will help set the tone of the subdivision, which has strict architectural guidelines governing factors such as colors and quality building materials, Baldinger said.
The lots have various building-height restrictions to accommodate city restrictions and ensure second stories are not visible from Pine Grove or Mount Werner roads.
Secondary units attached to the main houses are allowed on the lots, allowing full-time residents to rent an apartment and later encompass it into the house. Second-home buyers might choose to build a caretaker unit, Baldinger said.
Almost five acres along Pine Grove Road is reserved as open space for residents in the subdivision.
The subdivision's appeal is the views it offers and its convenient location near the hospital, grocery store and the ski mountain, Baldinger said.
