Steamboat Springs One of the few remaining multi-family housing parcels at the base of the ski area has re-entered the city planning process.
Steamboat developers Jon Peddie and Ken Gold are seeking a final development permit for 23 luxury townhomes on the 3-acre Base Meadows South parcel on Medicine Springs Drive.
Neighboring projects include The Landings, The Lodge and Four Seasons at Steamboat. Cross Timbers is across the road.
Peddie said the units, all but three of them configured as duplexes, will be offered for sale in the $800,000 to $900,000 range.
Exteriors would feature large expanses of glass, heavy timbers, stone veneer and decorative shingles.
The 11 buildings will be arranged around an interior drive with a courtyard in the center. The courtyard will include a two-story amenity building with an exercise room and a swimming pool.
Peddie said the units are designed for second-home owners and part-time residents.
"We've heard comments numerous times from owners at the Antlers and Elkhorn (nearby luxury projects) that they would like to have some type of workout facility on site," Peddie said.
Base Meadows South originally entered the planning process with a different developer, Charles Sher. When Sher elected not to purchase the site, Peddie said he and Gold decided to proceed with a very similar project.
Peddie said the dwindling number of multi-family housing sites suitable for luxury condos and townhomes could signal a change on the Steamboat scene.
"In general, the development land for a project like this is very limited," Peddie said.
Peddie is building the nearby ski-in/ski-out Elkhorn project. Developers have to plan on 18 to 24 months of lead time, so they are looking toward 2007 and 2008 for their next projects. That could be the time when developers will begin looking at older condominium sites for their redevelopment potential, he said.
