Eagle Ridge Lodge townhomes aimed at homeowners


Eagle Ridge Lodge and Townhomes is growing on a prime piece of property about 100 yards from the gondola. The complex's proximity to the mountain, along with its unobstructed views of Mount Werner and the Flat Tops, keep buyers buying and builders pushing to keep up with sales.

The $50 million project is in its third townhome phase, project superintendent Eric Carlson said.

The development's main lodge on Mount Werner Circle was completed in 2000. All 35 units in it have sold; about 30 percent will be available as rentals, said Michael Buckley, sales representative for Eagle Ridge Lodge and Townhomes LLC.

Fourteen townhome buildings have been planned, housing 49 individual units in duplex and four-plex buildings. Eleven units have been built and all have sold. Eight additional, unbuilt units also have been sold, leaving 30 on the market.

Buckley said he expects all units to be built and sold -- not necessarily in that order -- in the next two years.

Two four-plex and one three-plex townhome buildings are complete , but the water, sewage, electrical and roadway infrastructure is in place for the remainder of the building, Buckley said.

Eagle Ridge has several perks other than its location and views. Owners and guests have access to all amenities on its 6-acre site, including a pool, putting green, fully equipped exercise room and steam room, walking paths and concierge service.

But the main lure for buyers is location, location, location.

"Obviously, our location is killer," Buckley said. "It's the first thing people see when they come over the hill, so we get a lot of exposure. The curb appeal is just phenomenal."

And like many other high-end properties now built or under construction near Mount Werner, only the finest finishes have been used, including heavy timbers, stone and stucco on the exterior, and granite, hardwood and peeled logs on the interior, Buckley said.

"People drive by and they love the way this place looks," Buckley said.

Townhome prices range from $604,500 for the 2,325-square-foot, four-bedroom, three-and-a-half-bathroom models to $795,000 for the 2,752-square-foot, five-bedroom, four-and-a-half-bathroom units.
