Steamboat Springs Plans for The Willows at Steamboat Springs have not yet appeared before the City Planning Commission, and marketing has not quite begun, but reservations have already been placed on 10 of the 16 townhomes.
K & K Builders is planning its third development project along Chinook Lane, off of Walton Creek Road. The Willows, which is making its way through the city planning process, will be located just behind the Walton Creek Villas.
Prudential Steamboat Realtor Kimberly Kreissig said the early reservations came partly from the overflow of the K & K Builders' current project, Willowbrook, which sits across the street, and the reputation of its previous development, the nearby Bear Meadows. Kreissig and her husband, Peter, own K & K Builders.
"It is the quality my husband puts into the project. People are starting to realize the added value he is putting into the projects," Kreissig said.
Along with the overflow of Willowbrook, Kreissig said reservations have also come from word of mouth and some of the professionals that have worked on the project.
"It is a really nice testament to our stuff when a professional wants to buy," Kreissig said. "They see this stuff all the time."
The Willows project has eight 1,455-square-foot two-bedroom, two-and-half-bath units, and eight 1,550-square-foot three-bedroom, two-and-half bath units.
Prices will range from $265,000 to $345,000. The 16 townhomes will be divided into fourplexes. Kreissig said seven of the 10 Willows reservations are from locals, a market she and her husband have been trying to target.
Standard features in the homes include wood ceilings, solid six-panel wood interior doors, and radiant heating. Kreissig said the exterior will look similar to the nearby units in Willow Brook and Bear Meadows.
The eight townhomes in Willowbrook sold out in 60 days, and Kreissig said the 10 duplex units in Bear Meadows sold out rather quickly, too.
After the Bear Meadows subdivision took a year and half to build and Willow Brook took another year, the Kreissigs were not sure if they wanted to take on another development.
But the feed back from other realtors convinced them, Kreissig said.
K & K Builders bought the last piece of vacant land in that area along Chinook Lane.
The company is asking for city approval to combine three lots into one.
Kreissig said the land had been on the market for years, but they did not even look at it until they were working on the other projects.
"We sort of thought our style of product all together would help improve the neighborhood," Kreissig said.
The development plans still have to be approved by the Planning Commission and City Council, a process Kreissig said should be complete by May. The day after the approval, construction will begin.
Plans are to have the foundation finished and units closed in by the fall, and for owners of the first eight units to move in as early as Christmas.
