City Council to address development

Steamboat Springs On a City Council agenda with a number of potentially contentious development applications, the Ranch at Steamboat may be the most controversial.
Along with the Base Meadows Lodge, a Torian Plum shuttle bus parking facility and a temporary office for The Industrial Company, the council will review the Ranch on Tuesday night.
The Ranch project, which is up for a pre-application hearing and will not be voted on, sparked much discussion at a Planning Commission review on Mar. 14. The commission spoke about it for about 2 hours and gave the applicant recommendations to help the project.
"The pre-application hearing allows the public, the developer, the planning staff and the Planning Commission to express specific concerns," Planning Commission Chairwoman Kathi Meyer said.
The Ranch Phase 3 is part of a larger 158-unit condominium project north of Burgess Creek Road off Overlook Drive, much of which was completed in the 1980's. The third phase was not completed. Although the application is approved for another 70 condominium units, the Boca Raton developer is hoping to change the application to allow homebuilders to build duplexes and single-family homes.
Owners of units at the Ranch have expressed concerns in writing about the new development, and some spoke at the commission hearing.
Some feel the proposed units do not conform to the rest of the project by adding more construction density, decreasing available open space and disrupting wildlife. Others were concerned about traffic and pedestrian walkways.
