Wescoin has plans for commercial development on city's south side

— A local developer has plans to build a new convenience store/gas station on the city's south side.

Denise and Steve Peterson of Wescoin, L.P., would like to build "South Side Station at Walton Creek" on U.S. 40 at Weiss Drive.

The site is in front of Walton Pond Apartments and adjacent to the U.S. Forest Service headquarters.

In addition to a convenience store, the project would include a liquor store in a 4,000-square-foot building. The project would also offer an automated, drive-through car wash.

The Petersons are the owners of Snow Country Concrete. In 2000, they successfully developed the Wescoin Business Center on the opposite side of the city in Copper Ridge Business Park. That 33,000-square-foot warehouse/office building is fully leased.

Matt Wagar of Moon Hill Design, has just submitted documents to the city to begin the planning process on behalf of the Petersons. No public hearings concerning the project have been scheduled.

Denise Peterson said this week she and her husband intend to own the business, rather than lease the building. They have a signed letter of intent to purchase the land for the building from Evergreen Research, represented by Mark McElhinney.

The tentative site plan indicates the store would face U.S. 40 with two gas pump islands in front of it. The car wash would be to the rear of the store.

South Side Station would share the driveway that provides access to the Forest Service building.
