The Ranch changes its plans
Instead of condominiums, duplexes and homes to be built

Steamboat Springs — Developers of a long-standing Steamboat Springs condominium project, The Ranch at Steamboat, are planning to create 16 new duplex lots rather than build 70 previously approved condominiums.
The Ranch at Steamboat was built in the early 1980s and includes 88 units spread over nine buildings.
The original PUD ("Planned Unit Development") for the project allowed an additional 70 units in six large buildings of eight to 14 units each. Developer Roland Colorado Ltd. Of Boca Raton, Fla., never completed the third phase of the project.
The change in plans must be approved by the city of Steamboat Springs as an amendment to the original PUD.
The Ranch at Steamboat and the undeveloped land that will accommodate the new lots are visible immediately above Burgess Creek Road. However, the property can only be accessed via Steamboat Boulevard, Clubhouse Drive and Ranch Road.
The sites offer views of the ski runs on Mount Werner and the Flat Tops in the distance.
Roland Colorado intends to market the lots to individual buyers for construction of custom or spec homes. The plans would allow purchasers of the lots to build single-family homes instead of duplexes, if they choose.
"This approach would lessen the density of the overall site impact," the developers wrote in a memo on file at City Hall.
The developers plan to bring the new lots on the market in two phases.
