Agents pleased with condo sales

Steamboat Springs Two luxury condo projects that sit at the base of Mount Werner and were completed this summer continue to sell, despite being introduced into a shaky economy and a season of wildfires.
The Canyon Creek at Eagle Ridge, which was completed in June, is 35 percent sold. The Champagne Lodge at Trappeur's Crossing is 50 percent sold.
Trappeur's Crossing and Canyon Creek sit diagonally from each other on Village Drive and are less than a half mile away from the gondola.
In both projects, rooms range from two bedrooms to four bedrooms with prices from $300,000 to more than $500,000.
Sandwiched between Eagle Run Drive and Village Drive, Canyon Creek first began showing in September 2001 after construction was completed on 22 of the units.
By the time the second building was finished in June 2002, nine of the 44 units were sold.
Today, Re/Max agent Stephan Baden said 15 of the 44 units are sold.
It is a percentage Baden can live with considering a selling season that included wildfires, the Sept. 11 attacks, Ski Corp.'s sale falling through and an unstable stock market.
Compared to other projects, Baden said Canyon Creek has more real estate on the market.
"When you consider we have all 44 at once (it is good)," Baden said. "Others have two here or three there, maybe even 20, but they didn't build as many as we did."
The units at Canyon Creek started at $339,000 for a two-bedroom two-bath unit measuring 1106 square feet and go to $519,000 for a four-bedroom three-bath unit measuring 1594 square feet.
With a strong winter season underway, Baden hopes to have the condos sold within 18 months.
"I am anticipating this to be a strong selling season. Reservations are way up and units are showing great," Baden said.
Across the street, the Champagne Lodge is hoping to sell out its remaining units by February 2003.
Of the 28 units on the market, nine are sold and six are under contract.
Of the 13 units left, prices begin at $365,000 for a two-bedroom unit on the first floor measuring 1,178 square feet and go to a three-bedroom three-bath unit on the third floor priced at $520,00 and measuring 1,746 square feet.
Completed in August, Champagne Lodge is the third phase in the Trappeur's Crossing project.
In 1999, developer Les Allen completed and sold out of the 30 units in the second phase -- Timberline -- and had 20 reservations for the Champagne Lodge, until the real estate market leveled out in 2001 and the events of Sept. 11 unfolded.
The property has also shifted its management team.
In March, Tim Forrester came from Australia as managing partner to replace Stephen Cox, who was managing broker.
Australian Michael Hurley also came on as a sales manager and Johnny Campbell, a specialist in real estate public relations, departed.
If sales for the Champagne Lodge go as expected, Forrester said, the fourth phase could be marketed during the winter of 2004.
Both Forrester and Baden said with interest rates at a historic low and an unstable stock market, real estate is a sound investment alternative and one reason sales continue despite a shaky economy.
