Steamboat Springs The Commercial Property Group likes the property it is working to lease along the Yampa River Core Trail so much that it decided to move into it.
In the fall when the Yampa River Office Park opens, the business plans to make the move from its Pine Grove office to the new building near the intersection of U.S. Highway 40 and Walton Creek Road.
"When the leasing agent decides to move over there, I guess that says something about the property," said Medora Fralick, owner of the Commercial Property Group.
When construction is completed this fall, Fralick's business will be moving to the 12,670-square-foot office park that will sit close to the south end of the core trail. Fralick found the spot attractive for its open space, front views of Mount Werner and proximity to the running and bike trail.
"We tried to design it for the professional business that really wanted an outstanding working environment with the access to the core trail, open space and a lot of woods," Fralick said.
Taking just 3,000 square feet of the office, the Commercial Property Group is still looking for more professional offices to fill the building.
Fralick said the company could fill the office with four more offices and accommodate suites ranging from 1,000 to 10,000 square feet.
Lease rates are projected to run $23.50 per square foot of space.
With exposed rocks, wood beams and metal roof, Fralick said that the planned office park has a western mountain motif similar to the National Forest Service building nearby. The commercial building will also have a patio in the back that will look onto Emerald Mountain and the Yampa River.
"You can go to the back patio and entertain right off the river. It's a great place to work and entertain clients," Fralick said.
Because the developers are still working on the office park, Fralick said if tenants sign the lease right now they would still get the opportunity to design the space they leased.
