Steamboat Springs A local realtor is hoping to open the door a little wider for entry-level housing in the west Steamboat area.
Mitch Clementson of Steamboat Real Estate along with Ron Mangus and Ryan Tape will bring a 58-residential unit mixed-use project next to Copper Ridge Business Park before the Planning Commission tonight for a conceptual review.
Clementson said the main point of the project, which would offer both residential and commercial units, is the residential housing. The 20 townhomes and 38 condo units will be targeted for working families. The condo units would offer underground parking.
Planner Tom Leeson said the city has been pushing Clementson to increase the commercial density in the project, though Clementson said he wants to maintain the number of residential units. That in turn will keep interest rates to finance the project low, Clementson said. Residential development is a conditional use in the Commercial Development zone district, though there are other residential developments relatively close nearby.
Leeson noted the land- use designation in the community plan is for industrial uses and does not encourage residential uses. The commercial aspect of the project comprises 22,700 square feet, divided between two buildings: a 2,100-square foot amenities building and a two-story, 20,600-square-foot office/commercial building.
