'Longview' plans taking shape

— Jack Nesbitt has launched a series of residential housing projects he has been envisioning for more than five years on a hilltop overlooking the Steamboat Ski Area and Emerald Mountain.

The first four of what will someday be 19 single-family homes and eight duplexes have been built in Longview Highlands. And this summer Nesbitt's company, True Mountain Homes, plans to build the model duplex unit for the first two of 64 units in Longview park.

Longview is reached off the two-year-old Hilltop Parkway built by the city of Steamboat Springs to provide new access to neighborhoods off Fish Creek Falls Road. In the process, the new road opened up new areas for development roughly between Ramada Vacation Suites Hilltop and Rita Valentine Park on Anglers Drive. Nesbitt, a Canadian who has a 30-year track record building residential subdivisions near Hamilton, Ontario, was among several developers who contributed cash to the construction of Hilltop Parkway.

He does not plan to build the single-family homes in Longview Highlands, where he now resides in a handsome 3,500-square-foot house with dramatic views across the park to the ski trails of Mount Werner. Instead, he said, individual owners will engage their own contractors to build their own homes. Many of the lots are sold and buyers have told him they will hang onto those lots in anticipation of someday building their own homes.

Longview Park, the second phase of the overall project, is different.

Nesbitt Plans to build high-quality duplex homes with enough space for permanent residents of Steamboat, and at prices he hopes will be more than manageable for locals.

"It's what I decided that Steamboat needed a long time ago," Nesbitt said. "A reasonably priced home for the local person."

The first five or six units will be available at $259,000, Nesbitt said.

"That's an incredible price," he said. "They won't be available at that price for long."

For $259,900, duplex buyers will get a 1,490- or 1,645-square-foot home with a two-car garage, gas fireplace, a great room and formal dining room. The three-bedroom duplexes are designed on three levels, with a large master bedroom on the third level with both a walk-in closet and storage room.
