'The Chadwick' proposed near Village Center

— A Florida development group is proposing to build a six-story condominium project at the corner of Apres Ski Way and Village Drive, in the heart of the ski village at the base of Mount Werner.

The Chadwick would include two commercial condominiums and possibly two employee housing units, as well as 23 residential condos on the 1.31-acre site. The developers say they might choose to build the employee units off site.

KLF Realty of Daytona Beach, Fla., has a contract to purchase the land from Bill Stuart, who owns Market on the Mountain, nearby. Stuart bought the land from the Steamboat Ski & Resort Corp. and has operated a commercial parking lot on the site for the past two ski seasons.

Richard A. Friedman is the president of KLF Realty. His limited partners in the development are Carl Simpkins, Lance Simpkins and Paul E. Gralnick.

Local land-use planner Peter Patten has submitted documents to the city of Steamboat Springs Planning Department indicating the design theme for The Chadwick will be reminiscent of an alpine village.

"The primary goal of the Chadwick is to create a new gateway to Steamboat's ski base area by constructing a world-class, quality mixed-use development that creates an exciting pedestrian environment," Patten wrote.

The Chadwick is being designed for guests who will not depend on their own vehicles to get around Steamboat, Patten said. A pedestrian courtyard will be made possible in part by building almost half of the parking spaces below grade.

The Chadwick is tentatively scheduled for a conceptual review by the Planning Commission on May 10. Developers are not required to provide the city with final elevation drawings at the conceptual review phase. However tentative drawings show the exterior design having steep roofs with Dutch-hipped gables. The tentative design also is notable for a turreted clock tower near the front of the building.

"The exterior design was inspired by images of small mountain towns in the Austrian Alps," Patten wrote.

The architect for the project is Vaught Frye Architecture of Fort Collins.

The Chadwick would be built immediately north of Canyon Creek, which is under construction. The Village Center, which includes the Market on the Mountain, La Montand Terry Sports, is immediately across Village Drive.
